In a post-COVID world, you may initially think that commercial real estate would be fading in importance. After all, with more employees working from home, small and large businesses alike may not require as much office space, right?
However, the reality is that many businesses still need storefront and storage space at a minimum, requiring commercial real-estate transactions. Right now, there is still movement in the real estate market for businesses of all sizes.
Fortunately, Colleen Migl at Quadros, Migl & Crosby PLLC excels in handling these deals and making business dreams a reality in the Fort Bend area and beyond.
Leader in Closing Commercial Real Estate Deals
“Getting a real estate transaction across the finish line in a timely manner means you must be proactive on all fronts,” says Colleen. She tries to build a trusting relationship with her clients and encourages keeping in contact, especially throughout the deal. In fact, she says, “If you aren’t in constant contact, you just might be behind.”
One of her clients, Dawn Haidar, says, “In all our affairs, it is so important to find an attorney you can trust and who really listens. Colleen is someone I would fully trust with my business affairs.”
She as well as other lawyers in the practice prefer flat-fee service, which means clients won’t be billed for every single text, email, or phone call. As a result, if you have any issues, questions, or concerns, you can communicate with Colleen about them without a second thought. You can address every detail, making sure everything is lined up smoothly for an efficient acquisition or sale.
Leader in Helping Businesses Avoid Costly Mistakes
In many ways, buying commercial real estate differs from buying a home. Not only do you have the transaction itself, but you also must worry about the paperwork that allows that property to be used for business purposes. During these complex deals, even the smallest detail can lead to majorly expensive mistakes. In fact, Colleen has witnessed business owners making seemingly tiny errors on their own that cost them hundreds of thousands of dollars.
Even though she has been brought in last second to rescue a real estate deal, it is better to involve her early on in acquisitions. She says, “Sometimes a party has turned a blind eye, so to speak, to an issue, kicking it further and further down the road. This will inevitably lead to a waste of time and money.”
Leader of Women in Business
Many in the Fort Bend area have seen advertisements for personal injury or accident lawyers who come off as “tough guys” who fight for their clients. However, most of the time in her experience, legal trouble and transaction disputes occur because of poor communication. For this reason, many people actively search for female counsel, someone markedly different from the aggressive, dominating male lawyers commonly advertised.
That’s where Colleen excels. “I’m pretty effective at breaking down communication barriers and coming to a resolution,” she says. She may be only five feet three inches tall — a far cry from the intimidating, tough-guy lawyer — but she nevertheless gets the results her clients need to close commercial real estate deals smoothly through clear communication, meticulous attention to detail, and dedicated hard work.
Only decades from the time when women couldn’t even get credit or own businesses, Colleen also takes pride in playing a role in helping women-owned businesses make larger strides toward success whenever she can.
Leader and Mentor
Especially at the beginning of her career, Colleen benefited from many experienced lawyers and experts who helped her get footing in the areas of commercial real estate and traditional business acquisitions. Now, she tries to pay it forward and share her wisdom with others as well by providing quality feedback, guidance for treating a client, drafting documents, and navigating ethical issues. In this way, she is helping other lawyers step away from stereotypes and closer to becoming effective counsel for all kinds of businesses.
Leader at Home
In addition to being a partner in a successful law firm, Colleen is a devoted wife and mother of two. Her sons, Luke a toddler and Noah a five-month-old, are still young, so she and her husband rely on each other in raising their children. “He is my rock!” she says.
She enjoys taking her older son, who is fascinated with cars, to impressive car shows in the area. “It is such a joy to see him explore and see the world through his eyes,” she says.
Just as work-from-home opportunities haven’t hindered commercial real estate needs, they have only helped Colleen and her family have more flexibility and balance. Her husband, David, who works as a civil engineer, can stay home most of the work week and does most of the cooking for the family.
Thanks to their truly even partnership, she and David can show their two sons that success, both monetary and non-monetary, doesn’t come just from luck but also from consistent, hard work.
Ultimately, Colleen is a prime example of a leader whose figurative boots are on the ground. She leads by example and shows what it takes to be successful as a woman these days. If you have commercial real estate needs, she will dedicate her expertise to helping you achieve your business goals.
