If you’ve been daydreaming about a fresh start, like a new home, a different neighborhood, or a little more space, this might be your year to explore. Many buyers are thinking the same way, with the National Association of REALTORS® forecasting a 14% jump in existing home sales. Thankfully, experts also predict home prices to rise slowly rather than spike, giving you time to look around without rushing into the first house you see.

Whether you’re looking for your first home or hoping to downsize or add square footage, you can find a place that fits both your lifestyle and budget. Here are some helpful tips to help guide your home search:

Start with your must-haves. What features matter the most to you? Maybe you want to live on a quiet street or have lots of natural light in your home. Perhaps you want easy access to your workplace or the airport. Whatever is important to you, keep those non-negotiables in mind. It can help you zero in on the homes that fit your lifestyle.

Build a budget that feels comfortable long-term. Don’t shop at the top of what a lender would approve. Instead, give yourself some breathing room and focus on properties with monthly payments that still allow for savings. A sustainable budget reduces stress and can help you stay on track with
future goals.

Be open to emerging or lesser-known neighborhoods. If you have your heart set on living in a particular ZIP code, consider expanding your search to nearby areas. You can often find better values, more space, and the potential for meaningful appreciation over time.

Consider homes with light cosmetic needs. You may prefer to buy a move-in-ready home, but don’t write off a property that needs fresh paint or updated flooring. Homes that need a little bit of work often come at a friendlier price, and they may be easier to land in a competitive market.

  6. How competitive is the neighborhood, and how long do homes typically stay on the market?
  7. Are there upcoming community developments, zoning changes, or planned construction nearby?
  8. Why is the seller moving, and is there any flexibility on timing?
